Penetrating sealers work by sinking into the tile and protect it from within. They deposit either a natural or synthetic resin into the pores of the tile below the surface. After the sealer is applied the water or solvent evaporates and leaves the resin in the stone. It then hardens and chemically bonds with the stone to form an invisible protecting barrier that prevents the surface from absorbing unwanted matter. Film Forming or Topical Sealers
Topical sealers form a film on the top of the surface and provide a coating that protects it from damage. The purpose of the sealer is to reduce the natural absorbency of the substrate so foreign materials will not sink in but will instead remain on the surface until they can be wiped away. Gloss and colours can be added to these sealers along with hardeners and non slip grits if needed. Garage, office and factory concrete floors really benefit from colour coating epoxy sealing.
